Design Brief

The proposed John Obey/Bureh Town Community Development will be situated on 130 acres of land along a principal highway. The proximity of the Atlantic Ocean will afford the residents, visitors and tourists the luxury of recreational facilities.

The highlands will give accent to hiking, biking, climbing and camping activities. Considering the surrounding of the property under consideration for development, the developed units (apartments) will most likely be leased or presold before the completion of construction.

Community Support Facilities

This planned community will include the following community support facilities:

  • Primary and Secondary School System
  • Health Care Center
  • Planned Community Road Network
  • Markets, Retail and Wholesale Shopping Areas
  • Center Court and park comprising/containing sporting, worship, events and recreational facilities
  • Community Utilities to include post office, water treatment and distribution system, waste management, disposal and treatment system, electricity, IT and communications
  • Security Apparatus to include police, fire and rescue, ambulance, CCTV System
  • Perimeter Fence to provide maximum security for the residents of the Community.

Technology Transfer

For the timely execution and delivery of the project and its deliverables, the project developers will employ prefab and onsite pre-cast technology taking into consideration Sierra Leonean culture and local tropical conditions.

All applied technology, skill and knowledge will be transferred through a purpose designed community skills, technology and knowledge training and transfer program.  The program will ensure that all technology, skills and knowledge deployed for all Africa Gulf International Corporation Inc. engaged projects is transferred and retained for the benefit of Sierra Leone via an institution specifically setup for such purpose.

Community Management

The management of the completed and commissioned community will be jointly decided and provided by the management of Africa Gulf International Corporation Inc.  and the investors with input and representation from SALHOC.  The management will be downsized as the units are sold until all units are sold.

Predicated upon completion of total unit sales, the management will organize a joint Community Association that will select its own management for the community before turning over the community to its owners.  Africa Gulf International Corporation will then jointly management the community with the association in the case where some of the units are leased rather than sold.
